Checking a Lease Contract

First confirm that the person signing is the real owner and that the home has no legal-rights problems.

  • Use the property register to check the owner, mortgages, seizures, and trust registration (www.iros.go.kr)
  • The contract should state the address, owner details, term, deposit, rent, maintenance fee, and termination conditions
  • Before moving in, photograph any leaks, mold, windows, and included fixtures
  • Ask for a translation or explanation of anything you don’t understand, then sign and keep a copy

The deposit is money held by the owner during the lease and returned at the end if there are no issues.

Reporting a Change of Residence

If a registered foreign resident moves, you must report within 15 days of moving into the new residence.

  • Overseas Koreans (F-4) must report within 14 days of moving

  • Bring — passport, alien registration card, and proof of residence such as the lease
  • A fine may apply if you do not report within the deadline
